What Is BASK Away’s Cancellation Policy without travel insurance?

  • If you cancel your reservation, BASK Away will make every reasonable effort to rebook the property for the same dates.
  • If the property is successfully rebooked: You may receive a refund equal to the rental amount recovered for those dates, minus the non-refundable reservation fee. Any refund will be processed after the rebooking is confirmed.
  • If the property is not rebooked: All rental payments made to BASK Away will be forfeited.
    Important Notes:
  • All cancellations must be submitted in writing via email to [email protected].
  • Reservations cannot be transferred to another property. Any request to transfer will be treated as a cancellation.
  • Refunds, if applicable, will be processed to the credit card on file.

What is your payment policy?

Our payment schedule is as follows:

  • 50% deposit is due at the time of booking to secure your reservation.
  • 25% of the total is due 120 days prior to your stay.
  • Final 25% is due 60 days prior to your stay.

All payments must be made on or before the due dates to ensure your booking remains confirmed.

What is the Guest Rental Agreement?

BASK Away, LLC (“BASK Away”) Occupancy License Agreement

Carefully read over the following agreement. Make sure everyone in your party is aware of BASK Away’s rental policies.

1. Check-In / Check-Out: Check-in is after 4:00 PM EST and check-out is before 10:00 AM EST. Parking or unloading before check-in is prohibited. No early check-ins or late check-outs; no refunds for late arrivals or early departures.

2. No Smoking: Smoking is strictly prohibited indoors and outdoors. Violations incur a $1,000 fee plus cleaning costs and may result in immediate eviction and forfeiture of payments.

3. Pets & Service Animals: Pets are allowed only at Dog-Friendly properties. Emotional support or comfort animals are treated as pets. Service animals (ADA-defined) are always allowed. Animals must be housebroken and under guest control. Guests are responsible for any damage; misrepresentation may result in eviction and fees.

4. Age Requirements: Guests under 25 must be accompanied by one responsible adult per four young adults, who must remain on property. Reservations made under false pretense are null and void; check-in may be denied or guests may be required to vacate immediately.

5. Minimum Stay & Occupancy: Minimum stay varies by property; high-demand periods may require seven nights, often Saturday-to-Saturday. Maximum occupancy may not be exceeded; gatherings beyond limits require written approval. Violations may result in eviction without refund.

6. Damage & Property Care: Guests are responsible for property, contents, and safety. Furniture and fixtures may not be moved or altered. Damages or excessive cleaning may be charged to the card on file.

7. Housekeeping & Towels: Housekeeping fee is included. Guests must maintain property and leave it in good condition. Bath linens must remain; bring own beach/pool towels.

8. Payments & Fees: A non-refundable reservation fee applies. Payment schedule: 50% at booking, 25% due 120 days prior, balance due 60 days prior; full payment required if booking is

less than 60 days from arrival. Guests are responsible for valid payment information; failed payments may result in cancellation and fees.

9. Cancellations & Refunds: Written cancellation notice via email is required. With travel insurance, follow policy. Without insurance, refund depends on rebooking: if rebooked, refund minus non-refundable fee; if not rebooked, all payments are forfeited. Reservations cannot be transferred.

10. Travel Insurance: Optional coverage protects prepaid, non-refundable expenses, trip interruption, medical emergencies, baggage, sporting equipment, and trip inconvenience such as beach closure. Guests should review coverage with Generali (866-642-5889).

11. License to Occupy: This Agreement grants a revocable license and does not create a Landlord-Tenant relationship. BASK Away may revoke license for violations; guests must vacate immediately. No assignment or transfer allowed.

12. Trust & Safety / Accidental Damage: Coverage via Safely.com provides up to $10,000 accidental contents and $100,000 property/bodily injury. Guests responsible for deductibles or minimum claims. Time-stamped photos may be taken before and after stay. Safely.com may require identity verification or background check; instructions emailed if needed.

13. Severe Weather / Pandemics: No refunds are issued for weather, hurricanes, government restrictions, or pandemics. Guests are responsible for travel insurance. Force majeure events do not void payments except as noted.

14. Pool, Spa & Waterfront Safety

The property includes a swimming pool, spa, hot tub, docks, piers, and/or other water features. Guests assume all risks associated with using these features, including slips, drowning, boating accidents, wildlife, or equipment failure.

Children and Minors: Guests are solely responsible for supervising all children under the age of 18 at all times while on the property, including in and around pools, spas, and other water features. Failure to supervise children adequately may result in serious injury or death, for which BASK Away and the property owner shall not be liable.

Compliance & Safety Measures: The swimming pool and related features comply with all applicable local safety laws and regulations, including fencing, alarms, and gate latches where required. Guests agree to follow posted pool rules, safety guidelines, and all applicable laws during their stay.

Release & Indemnification: Guests release and indemnify BASK Away and the property owner from any claims, damages, or liability arising from the use of pools, spas, and waterfront features, except for gross negligence or willful misconduct. Guests are responsible for ensuring safety, legal compliance, and supervision of all persons on the property.

Acknowledgment: By signing this agreement, guests confirm that they understand the risks associated with the pool and other water features, acknowledge responsibility for supervising minors, and agree to comply with all safety rules and legal requirements.

15. Security, HOA & Property Use: Guests are responsible for personal property; BASK Away is not liable for theft, vandalism, or items left behind. HOA/community rules must be followed; violations may result in fines or eviction. No subletting or reservation transfer. Illegal downloading/piracy prohibited; violations may result in $1,000 fee, eviction, and forfeiture of payments. Firearms, weapons (including BB/airsoft guns), and illegal substances are prohibited; violations may result in eviction, fines, and forfeiture of payments. Guests must remove all drugs/tobacco/e-cigarettes upon departure. Use of golf carts requires a signed waiver and compliance with safety rules. Report maintenance issues promptly; no refunds for temporary failures of utilities or appliances. Nearby construction is outside BASK Away’s control; no refunds for noise.

16. Notices: Written notices via certified mail, courier, hand delivery, or email are valid. BASK Away: 11768 Hwy 17 BYP, Murrells Inlet, SC 29576; [email protected]. Certified mail effective three business days after mailing; courier/email effective upon delivery or sending.

17. Governing Law & Legal Terms: South Carolina law governs; disputes resolved in SC courts. Prevailing party entitled to attorney fees. Parties knowingly and voluntarily waive the right to a jury trial. Guests occupy the property at their own risk and release BASK Away and owners except for gross negligence or willful misconduct, including exposure to contagious diseases. Guests agree to defend and indemnify BASK Away and owners from claims arising from breach of this Agreement, except gross negligence or willful misconduct. Invalid provisions do not affect remaining terms. Headings are for reference only. Pandemics or government restrictions do not alter obligations; BASK Away may provide credits, partial refunds, relocation, or full refunds minus non-refundable fees at its discretion.

18. Text / SMS Consent: By providing your phone number, you consent to receive text messages from BASK Away; message and data rates may apply.

19. Authorized Signature: Electronic signature confirms guest has read, understood, and agreed to all terms, including Reservation, Trust and Safety, Accidental Damage Waiver, Golf Cart Liability Waiver, and Swimming Pool Liability Waiver. You authorize charges for damages, deposits, balances, or fees during your stay; this authorization is valid until 90 days after vacating and cannot be challenged.

Can I request an early check-in or late check-out?

While early check-ins and late check-outs are not typically available, we always do our best to accommodate when possible. These times allow our cleaning team the necessary window to thoroughly prepare the home for every guest.

Please note that parking in the driveway and/or unloading personal items prior to 4:00 PM is not permitted unless early access has been confirmed.

If you’d like to check on the possibility of an early check-in, we recommend contacting our grounds team directly after 12:00 PM. If the home is ready ahead of schedule, they’ll be happy to let you know and provide access details.

What If I need Maintenance During my Stay?

*No refund or rate adjustment will be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, hot tubs/open air spas, air conditioning, telephone, television or cable service, appliances, etc.

What to know about Service Animals?

BASK Away is committed to providing reasonable accommodation to guests with trained service dogs due to a disability. Service dogs that have been trained to work or perform tasks for individuals with disabilities are always welcome and are not subject to a pet fee. Service dogs must be housebroken, under the control of the guest at all times, and not left alone in the property. Please note that you are responsible for any damages caused by the service dog.

In instances when we have service dogs in a home that is not pet friendly, we will ask if you can you please answer the following questions:

  1. Do you require your service animal because of a disability?
  2. What work or task the service animal has been trained to perform?

I’m thinking of bringing an Emotional Support Animal (ESA)—what should I know?

We love that our guests bring their four‑legged friends—ESAs can be a great source of comfort! However, in South Carolina:

ESAs aren’t considered “service animals.”
Service animals must be specially trained to perform disability‑related tasks. Emotional Support Animals provide companionship and support but don’t fall under the same legal definition.

Standard pet policies and fees apply.
If you stay in a pet‑friendly home, any pet deposit or fee is due just like it would be for a typical pet.

No exceptions for non–pet‑friendly properties.
If a home is designated as non–pet‑friendly, we’re unable to accommodate ESAs there—even with documentation.

What should I do if I left something behind?

If you believe you’ve left something behind, please contact our grounds team after 8 AM on Monday. They’ll be happy to assist you and help coordinate the return of any lost items.

Golf carts are not permitted at the following homes: Our Point Of View, Freedom Point, Alpha At The Point, and Sunrise Point.

Discover Atlantic Ave – Your cart gives you access to arcade fun, ice cream shops, restaurants, a grocery store, a liquor store, and the famous Village Surf Shoppe.

Can I Heat The Pool?

Pool heat is available from April 1st through May 31st and September 1st through October 31st for an additional fee (pricing varies by home). To ensure availability, we recommend requesting pool or spa heat prior to arrival. Requests made after arrival may be delayed, with fulfillment no sooner than the next business day after 12 PM.

This home offers pool and/or spa heat as an optional add-on. While we do our best to ensure all amenities are working properly, heat cannot be guaranteed. Pools and spas are part of the open-air pool system and may be affected by weather or unexpected equipment issues. Heating may not be possible when outdoor temperatures drop below 60 degrees, including overnight.

If heat is not functional during your stay, we will refund the heat fee only. No additional discounts will be given.

What is the BASK Away Resort Bundle Policy? (not all homes offer a Resort Bundle)

BASK AWAY RESORT CHAIR & UMBRELLA SERVICE

  • If you ordered the BASK Away Full-Service Resort Bundle, your beach chairs and umbrellas will be set up daily prior to 10 AM and taken down daily after 4 PM, Sunday – Friday, weather permitting. No service on Saturdays.
  • The BASK Away service is for the resort chair and umbrellas only. Guests are responsible for transporting the self-carry chairs and beach towels to and from the beach each day.
  • Your code for the bike locks will be 9999.

RESORT CHAIR & UMBRELLA SERVICE: WEATHER SAFETY POLICY

  • BASK Away reserves the right to delay setup, tear down early or cancel beach service in the event inclement weather occurs or is forecasted.
  • BASK Away reserves the right to close and/or remove umbrellas from service if weather or wind conditions are unfavorable.
  • BASK Away is unable to provide service outside the times designated for setup and tear down.
